Create a deal and invite the parties

This guide explains how to open a deal in Lefidex, how to invite the other people, and what each of them sees on their page. If something does not work as described here, write to us at info@lefidex.com from your account email.

Lefidex is authorized to instruct Bridge to release funds when the conditions the parties accept are met. Lefidex does not receive or keep the deal's money.

Who can open a deal

The buyer, the seller, the seller's agent, and the buyer's agent can open a deal. The notary and the Lefidex team do not open deals: they take part when they are invited or when the deal requires it.

To open a deal you need an account with two-step verification turned on and the Lefidex documents accepted. See the guide Your account and security.

The role you open the deal with comes preselected from your main use: buyer, seller, or, if you chose agent, the seller's agent. You can change it before you save the draft. Once the draft exists, your role is fixed, like the country.

The three steps

Choose New deal in Your deals. The deal is created in three steps:

  1. The property. Choose your role in the deal, the country, the sale price in dollars, the property address or name, and the closing deadline. You can also upload the purchase agreement here (PDF, JPG, or PNG, up to 25 MB).
  2. People and amounts. Enter the name and email of each person: buyer, seller, and, if they take part, the agents and the notary. Choose the email language for each one. Then enter how much each agent and the notary receive at closing. The seller receives the rest of the price. The split must add up to the full price.
  3. Review and send. Read the summary as the parties will see it, check the Before sending list, and press Send invitations.

You can choose Save and exit at any time. The deal stays as a draft in Your deals and you can continue later.

Once the draft exists, the country and your role in the deal cannot be changed. If you made a mistake, open a new deal.

Why we need the purchase agreement before sending

The purchase agreement is the basis of what the buyer and seller will accept in Lefidex: the property, the price, and the conditions. That is why the invitations cannot be sent without it. If you did not upload it in the first step, the Review and send step marks it as missing and offers Upload agreement.

The file is stored privately. Only the people on the deal can open it, from the Documents tab, through a link that expires after one minute.

How invitations work

When you send, each person receives an email from Lefidex with a link to the invitation.

  • The link is valid for 14 days and works once.
  • The invitation is for the email address it was sent to. The person must create their account or sign in with that same email.
  • If the link expired, was used, or never arrived, ask the person who invited you to send a new invitation. The person who opened the deal does this from Who is pending, with Resend invitation. The previous link stops working.

Lefidex will never ask for passwords, codes, or bank details by email.

Joining a deal

  1. Open the link in the email. You will see the property, who invited you, and your role.
  2. Choose Create account, or I have an account: sign in if you already use Lefidex.
  3. Confirm your email, turn on two-step verification, and accept the Lefidex documents.
  4. When you finish, you go straight to the deal.

If you signed in with a different email, you will see This invitation is for a different email. Sign out and sign in with the email where you received the invitation.

If you already have an account and receive a new invitation, you will also see it in Your deals, with the Join the deal button.

Your deals

Your deals shows first what needs your attention, then the deals in progress, each with its stage and one sentence about what comes next. Agents also see their commissions to be paid.

If you are the buyer or the seller, have a single deal, and did not open it yourself, you go straight to it.

If you do not have any deals yet, the home explains how Lefidex works for your main use, with one button for the next step. If you are a buyer, it also shows the starting amount of the current Lefidex fee. The full breakdown of what you transfer appears before you deposit.

Once you have deals, you see the list and the How it works link, in case you want to review the stages.

What the deal page shows

Each person sees the deal from their role:

  • Buyer: your purchase, what we need from you, your money, and the breakdown of what you send.
  • Seller: when and how much you receive and what is still needed.
  • Agents: who is pending, your commission, and the latest activity.
  • Notary: your fees and what comes next.

Everyone sees the timeline with the five stages (Agreement, Deposit, Verification, Signing, Payments) and five tabs: Parties, Documents, Verification, Payments, and Activity. Only the person who opened the deal and the Lefidex team see the parties' email addresses.

For property questions, talk to your agent. For money or process questions, write to the Lefidex team.

The breakdown of what the buyer sends

The buyer sees each line of what they will send in Payments (and in the Review and send step):

  • Purchase price: the agreed price.
  • Lefidex fee: a flat fee for this deal, from the fee schedule you accepted.
  • Bridge costs (estimated): 0.50% on deposit and 0.25% per payout.
  • Total to wire: the sum of the lines above.

If the actual Bridge cost is lower, the difference is returned to the buyer at closing. The buyer's bank may charge a fee for sending the wire; that fee is not included in the total.

The seller, the notary, and the agents see the price split. The buyer's agent also sees the buyer's breakdown.

Deposit instructions appear later, once the buyer and seller accept and the buyer's identity is verified. Your deposit stays in an account in your name at Bridge.

What happens next

Once everyone joins, the buyer and seller review and accept the deal rules: the price, the split, and the conditions for releasing the money. Until both accept, nothing is final. When it is your turn to act, you will see it on your page, in What we need from you.
